JOB DESCRIPTION:

The Mechanical Maintenance Supervisor is responsible for the maintenance of the utilities and building systems such as HVAC, electrical, plumbing, communication, pneumatic controls, and computer operated building management. They will supervise the planning and performance of preventive maintenance and emergency repairs on various building systems. They have proficient knowledge of the idiosyncrasies of the buildings and facilities systems at Winterthur and how to maintain and/or upgrade the building systems. They work with management to hire and train new staff and ensure the proper care, use and maintenance of equipment and supplies, and aids in continuous improvement of workplace safety and environmental practices. They can manage manpower in all types of maintenance situations including routine maintenance, planned maintenance and emergency situations.  They will work with other Facilities Services staff to develop an ongoing comprehensive plan to effectively track and schedule all maintenance work orders.

Compensation: $37.00/hour

Work Schedule:  Monday – Friday, 40 hours/week; nights and weekends as needed

Responsibilities:

1. Manage day-to-day mechanical maintenance operations.

  • Ensure and when necessary, install, troubleshoot, and repair HVAC building systems.
  • Ensure repair and when necessary, will trouble-shoot pneumatic & integrated software.
  • Maintain and repair pumps, fans & motors.
  • Assist staff in performing maintenance and service repairs on heating, pneumatics, ventilating and air conditioning systems.
  • Aid in installing new units or replacement parts for existing units according to specifications and established safety guidelines.
  • Ensure maintenance of domestic water systems.
  • Assist with the on-site sewage treatment plant and maintains the associated.

2. Supervision

  • Responsible for hiring, training, and planning day-to-day schedules for department staff.

3. Budget preparation and planning.

  • Submits capital requests for equipment replacements and upgrades during the capital budget requests process.
  • Assist with building the annual operating budget for the mechanical maintenance department.

Requirements

Minimum Experience: High School or Trade School graduate with 10 years experience in all phases of mechanical maintenance, as well as 5 years in a supervisory role

Preferred Experience: Bachelor of Science degree in engineering and 15 years of experience in supervising various trade groups.

Knowledge/Skills:

  1. Strong computer skills; including good working knowledge of Microsoft suite systems.
  2. Demonstrated organizational skills.
  3. Creative problem solver.
  4. Considerable knowledge of the principles and practices of facilities operations and
  5. Knowledge of basic budgetary, personnel, purchasing principles and procedures.
  6. Ability to coordinate, plan and direct activities. Ability to analyze facts and exercise sound judgment in the decision-making process.
  7. Experience with various CMMS and building automation software systems.

Essential Functions:

  1. Valid driver’s license with ability to complete Defensive driving course.
  2. Must be able to climb ladders, scaffolding.
  3. Work frequently involves being outside in mud, snow, rain, hot and humid conditions.
  4. Must be able to lift 40 lbs.
  5. Exposure to paints, lubricants, dust, dirt.
  6. Will be working at times at the wastewater and potable water plants and working around harmful substances with frequent exposure to loud noises. Must use appropriate PPE.
